Résumé:Nowadays, building maintenance management is very important in the industry. This is because the building users can have benefit from good management and maintenance of buildings also always be in the best performance. The building now is more complex, because it covers services such as electrical, mechanical, electronics, environmental control systems and others. This study is intended to identify critical barriers to effective building maintenance in Malaysia. A total of 63 respondents who experienced and are currently serving in the field of building maintenance and facility management were involved in this study. A questionnaire involving tests Likert scale was used for this study. The questionnaire involves four components, namely maintenance management factors, financial factors, the design of the building and maintenance of cultural factors. The methodology used in this study is Frequency Calculation and Importance Index Calculation. Overall the study found that the most critical barrier for the effective maintenance of buildings in Malaysia are there is no strategic planning, inadequate financial allocations, the design did not take into account aspects of maintenance and lack of support from top management. The Importance Index Calculation earned critical barriers can be used as a guide in building maintenance.
