| spelling | utm-123456789-1008072025-08-20T22:44:51Z The conceptual model of life cycle costing automation on green building energy efficient criteria Salina Sadeli Zaiton Haron, supervisor Civil engineering Also available in printed version Prior to the enforcement of the Building and Common Property Act (Maintenance and Management) 2007 (Act 663) on 12 April 2007, the matter about stratified building referred to the Strata Titles Act (Act 318) and the Housing Development Act (Control and Licensing) 1966 (Act 118). However many problems arise, especially in the case of collection of service charges, which is main financial stratified management parties to perform management and maintenance. Therefore, Act 663 was introduced and under Section 3 of this act there is mention of the appointment of an entity known as the Commissioner of Building (COB). The purpose of this study to analyze the role played by the COB in solving problems that occur in high-rise residential building. Thus, the study has made high-rise residential building under the administration of Kulai Municipal Council (MPKu) as the study area. The implementation of this study will be based on the objectives outlined that?s to identify problems in the management and maintenance of high-rise residential building and to analyze how far role played by the COB in overcoming the problems encountered in the management and maintenance of high-rise residential building. In achieving the objectives outlined, interviews, observation and questionnaires are used as a platform for achieving these objectives. Further descriptive analysis and the "likert" scaling analysis are used to obtain the desired results. The results of this study found that the problem of collection service charges and the understanding the residents on the management and maintenance of high-rise residential building is a major problem that occurs in the case study. Thus, the COB was to analyze the role of providing advice and assistance in facilitate the collection of service charges in addition to ensure that the maintenance account of high rise residential building schemes are regularly audited in accordance with the resolution practical01 UTM 81 p.
