However, the unceasing complaints that have been raised indicate that school building and facilities are in poor condition. Previous studies highlight the inadequate competency of school administrators as a main contributor to the unsatisfactory condition of school buildings and facilities. There are three objectives to be achieved in this study. The first objective of the study intends to identify critical Facilities Management (FM) competencies criteria for managing Malaysian government school buildings and facilities. The second objective is to identify buildings and facilities condition parameters influencing the performance of Malaysian school users. The third objective is to develop the structural relationship model between FM competencies and building condition. A total of 551 government schools nationwide were selected as the sample in this study by geographically clustered and stratified sampling. Data collected were analysed by using factor analysis technique to identify the important facilities management competencies criteria for the achievement of first objective. The second objective was achieved through expert validation of identified buildings and facilities condition parameters from the literature review. To achieve the third objective, the PLS-SEM approach was employed to develop a structural relationship equation model between the FM competencies and the school buildings and facilities condition parameters. The result reveals four FM competencies components containing eighteen FM competencies criteria as significant in managing Malaysian government school buildings and facilities. Amongst the four components of FM competencies, PLS-SEM confirmed significant relationships between only two FM competencies components and the school buildings and facilities condition namely the Managing Physical Facilities and the People Management. Recognising the issue of competency as the main contributors to poor school facilities condition, this study validates the significant and positive effect of having competent managers in the aspects of managing physical facilities performance and people management on the performance of buildings condition zulaihi UTM 344 p.
