With massive and rapid developments within any region, the electrical energy consumption will rise along with the development as well. To fulfill the demand for the electrical energy supply, Tenaga Nasional Berhad is given the duty of distributing the electrical resources towards all the regions in Malaysia. To achieve the purpose of distributing the resources, rentice line is used as the medium. This bound to cause issues such as insufficient compensation funds, decreasing of land value and restrictions in use for the land covered by the electrical cable line. To see the effect of the rentice towards the particular land, a study is conducted with Universiti Teknologi Malaysia is selected as the case study. Study is divided into three arising problems that are regarding compensation payment procedures and its related methods. To identify these problems, reference had to be made to the Akta Bekalan Elektrik 1990 in which all the methods and procedures in determining the compensation rates are stated and written. Secondly, is to study whether or not the rentice lines has an effect on the rental rates for the land below and around it. This includes study and observation works made on rental values along those rentice lines. Explanation can be made from observation made at the case study area. Findings from the research reveal that the existence of cable lines results in value reduction at the area involved. Lastly, that is to analyze rental rates for area covered by the cable lines as compared to the rental rates of the normal market value for land covered by rentice lines. With application of comparison and profit method, differentiation can be made between rental rates for land with cable lines and without it. It shows that there is a big drop in land value with regards to existence of rentice in that area. Overall, the objective of this research is achieved in proving the rentice line has an implication towards rental value of a particular land snhas UTM 82 p.
