The construction industry is an indicator to the economy of the nation. A robust country will have many on-going projects which will create a healthy environment to the stakeholders in the construction industry. However, each project is unique by itself and it has various problems that lead to project delay and overruns. A timely completion of construction project is a major criterion of project success. Failure to complete the project on time will ultimately results in delay. Hence, it is necessary for us to identify what are the causes of delay to a project. The objectives of this study are to study the causes of delay to government projects with contract value of more than RM 500,000.00 and implemented in Kapit Division, Sarawak. A questionnaire survey with seventy-five (75) parameters was distributed to Clients, Consultants and Contractors to identify the significant causes of delay in order to avoid or minimize their impact on construction project. The questionnaire was analysed and ranked based on their Relative Important Index (RII). Analysing of the RII is to identify the significant causes of delay in each eight (8) categories causes of delay. The overall RII cash flow due to nonsignificant causes of delay to government projects implemented in Kapit Division, Sarawak. Finally, appropriate project management practices are thus identified such as proper project planning and scheduling, thorough project feasibility study and site investigation, a thorough study of the site conditions and ensuring the availability of resources such as finance, materials, equipment and workforce to curb the significant causes of delays in construction projects zulaihi UTM 104 p.
